Quick Start Guide: Get Up and Running in 10 Minutes

Welcome to TenancyDesk — a Tenancy Compliance OS purpose-built for the UAE rental market. This guide will help you get started quickly and efficiently.

What You'll Accomplish

By the end of this guide, you'll have:

  • Configured your company profile
  • Invited your first team member
  • Created your first rental deal
  • Understood the deal workflow stages

Step 1: Complete Your Company Profile (2 minutes)

Your company profile is the foundation of your TenancyDesk workspace.

How to do it:

  1. Navigate to SettingsCompany Profile
  2. Fill in your company details:
    • Company Name: Your real estate agency name
    • Trade License Number: Your DED/RERA license number
    • RERA ORN: Your Office Registration Number (required for Ejari)
    • Business Address: Your office address in Dubai/UAE
    • Contact Information: Primary phone and email

Why this matters: Your company details appear on all generated documents and are required for Ejari registration.

Common Questions:

  • Q: What is RERA ORN? A: Office Registration Number is a unique identifier issued by RERA (Real Estate Regulatory Authority). Every real estate office must have an ORN to operate in Dubai and submit Ejari.

  • Q: Can I change company details later? A: Yes, but already generated documents won't update. Best to set it correctly before creating deals.


Step 2: Invite Your Team (2 minutes)

TenancyDesk supports role-based access control for your team.

How to do it:

  1. Go to SettingsTeam Members
  2. Click Invite Member
  3. Enter email address and select role (available roles depend on your plan):

Your plan determines which roles are available:

Solo Plan (149 AED/month):

  • Admin only: You as independent broker (full access)
  • Cannot add other users
  • When hiring first employee: Upgrade to Starter

Starter Plan (299 AED/month):

  • Admin: You (billing, settings)
  • Agent: Sales agents
  • Property Administrator: Document handlers

Starter/Pro/Enterprise Plans:

  • Admin: Full access
  • Manager: Company-wide operations
  • Team Lead: Supervise your team (hierarchical management)
  • Agent: Sales agents
  • Property Administrator: Administrative support

Pro Tip:

  • Solo plan: You are admin only, cannot add other users
  • Starter/Pro/Enterprise: All 5 roles including Team Leads for hierarchical management

Team Collaboration:

  • Agents create and manage their own deals
  • Team Leads supervise agents in their team
  • Managers oversee all deals and review company-wide performance
  • Admins control billing, integrations, and company settings

Step 3: Create Your First Deal (5 minutes)

Let's create a real rental transaction.

How to do it:

  1. Click Create Deal from the dashboard

  2. Fill in the basic information:

    • Deal Type: New Lease / Renewal / Sale
    • Property: Enter property address (we'll create it for you)
    • Tenant: Enter tenant name and Emirates ID
    • Landlord: Enter owner name and contact
    • Rent Amount: Annual rent in AED
    • Contract Start Date: Lease start date
    • Contract Duration: Usually 12 months
  3. Review the Compliance Checklist:

    • RERA Rent Index compliance (automatic)
    • Required documents list
    • Ejari readiness score (0-100)
  4. Click Save Draft - your deal is created!

Property: Dubai Marina, Marina Heights, Unit 1205
Tenant: Ahmed Mohammed (Emirates ID: 784-XXXX-XXXXXXX-X)
Landlord: Green Properties LLC
Annual Rent: AED 85,000

Step 4: Understand the Workflow

  1. Draft - Initial deal creation

    • Fill in basic details
    • System calculates compliance score
    • Save without documents
  2. Documents Pending - Collect required docs from tenant/landlord

    • Upload Emirates ID, passport, title deed
    • Invite tenant via Deal Portal to upload their documents
    • System tracks which documents are missing
  3. Documents Complete - All docs uploaded and verified

    • AI auto-extracts data from documents
    • Validates Emirates ID, trade license authenticity
    • Ready to generate contract
  4. Contract Signed - Tenancy contract signed by both parties

    • Auto-generate contract from deal data
    • Download and share it for signing (in person or with your own e-signature tool)
    • Upload the signed copy back to the deal
  5. Ejari Submitted - Submitted to Ejari system

    • Integrated Ejari submission package preparation
    • All documents packaged in correct format
    • Track submission status
  6. Active - Deal is live, rent collection begins

    • Automatic rent reminders (cheque due dates)
    • Payment tracking dashboard
    • Renewal/eviction notice automation

Timeline for Each Stage:

  • Draft → Documents Pending: Immediate
  • Documents Pending → Complete: 2-5 days (depends on tenant response)
  • Documents Complete → Contract Signed: 1-2 days
  • Contract Signed → Ejari Submitted: Immediate
  • Ejari Submitted → Active: 1-3 days (Dubai Land Department processing)
