Company Setup and RERA Registration in TenancyDesk

Proper company setup is the foundation of all TenancyDesk operations, especially for Ejari submission and document generation.

What is RERA ORN and Why You Need It

RERA = Real Estate Regulatory Authority ORN = Office Registration Number

Your ORN is:

  • A unique identifier for your real estate office in Dubai
  • Required for all Ejari submissions
  • Needed for property registration, ownership transfers, contracts
  • Proof that your agency is licensed and regulated by RERA

Without ORN: You cannot submit Ejari (illegal to operate) You cannot access Dubai Land Department services You cannot represent clients in official transactions


Step 1: Get Your ORN (If You Don't Have One)

Prerequisites:

  1. Trade License from DED (Department of Economic Development)

    • Must include "real estate agent activities" or "property management"
    • Valid (not expired)
  2. Office Lease Contract or Ownership Title Deed

    • Physical office space in Dubai (RERA requirement)
    • PO Box not accepted
  3. Professional Liability Insurance

    • Minimum coverage: AED 500,000
    • From a RERA-approved insurance provider

Application Process (2-3 business days):

  1. Visit Dubai Land Department website (dubailand.gov.ae)

  2. Navigate to RERA โ†’ Brokerage Services โ†’ New Office Registration

  3. Upload required documents:

    • Trade license copy
    • Manager's passport and Emirates ID
    • Office lease contract/title deed
    • Insurance certificate
  4. Pay registration fee: AED 5,000 (annually)

  5. Approval within 2-3 business days

  6. Receive your ORN via email

Example ORN: 1234567 (7-digit number)


Step 2: Configure Your Company Profile in TenancyDesk

Settings โ†’ Company Profile โ†’ Company Details

Required Fields:

Company Information:

  • Company Name: Your official real estate agency name

    • Example: "Your Agency Name"
    • Must match trade license exactly
  • Trade License Number: Your DED/RERA license number

    • Example: "CN-1234567" (Dubai) or "123456" (free zones)
  • RERA ORN: Your office registration number (from Step 1)

    • Example: "1234567"
    • Critical: Without this, you cannot create Ejari files

Business Address:

  • Office Address: Your full address in Dubai
    • Example: "Office 1205, Churchill Tower, Business Bay, Dubai"
  • Dubai Area: Select from list (Business Bay, Dubai Marina, JLT, etc.)
  • PO Box: Your company postal box
  • Phone: Your primary office number
  • Email: Corporate email (info@yourcompany.ae)

Manager Information:

  • Manager Name: Responsible person (from trade license)
  • Emirates ID: Manager's Emirates ID
  • Passport: Passport number
  • Phone: Manager's mobile number

Ejari Details (optional but recommended):

  • Ejari Account: Your Dubai Land Department account ID
  • Ejari Agent: Authorized person for Ejari submissions
  • Ejari Branch Code: If you have multiple branches

Step 3: Upload Logo and Company Documents

Settings โ†’ Branding

Company Logo:

  • Format: PNG with transparent background (recommended) or JPG
  • Size: 500ร—500 pixels (minimum)
  • File size: Under 2MB
  • Usage: Appears on contracts, invoices, emails, Deal Portal

Company Documents (one-time upload):

  • Trade License Copy (PDF): Required for Ejari files
  • RERA Registration Certificate (PDF): ORN proof
  • Insurance Certificate (PDF): Professional liability
  • Mandate Letters (optional): If working with developers

Step 4: Verification and Testing

Verify ORN:

  1. Go to Deals โ†’ Create New Deal
  2. Create a test deal with dummy data
  3. Navigate to Compliance โ†’ Ejari Readiness
  4. You should see: " RERA ORN Verified: 1234567"

If you see " RERA ORN Missing or Invalid":

  • Check ORN is entered correctly (numbers only, no spaces)
  • Verify ORN is active on Dubai Land Department website
  • Contact TenancyDesk support if issue persists

Best Practices

** Do**:

  • Keep company profile updated (especially when license renews)
  • Upload high-quality document copies
  • Use corporate email (not personal gmail/yahoo)
  • Update contact info if it changes

** Don't**:

  • Don't share ORN details with unauthorized parties
  • Don't use expired ORN (renew annually before expiration)
  • Don't forget to update office address if you relocate (must match RERA)

Your company profile is now ready! You can create deals, generate contracts, and submit Ejari with confidence.
