Step 1: Company Profile Setup (3 min)

Why Critical: Your RERA ORN appears on all Ejari submissions. Invalid ORN = 100% rejection rate.

Action:

  1. Navigate to Settings โ†’ Company Profile
  2. Enter mandatory information:
    • RERA ORN (Office Registration Number) - numbers only, no dashes
    • Trade License Number - as per DED certificate
    • Company Name - exact match with license
    • Business Address - your registered office in UAE

Common Mistakes:

  • Entering ORN with prefix "ORN-" โ†’ Use 12345 not ORN-12345
  • Using trading name instead of legal entity name
  • Expired ORN โ†’ Check RERA portal for validity

Pro Tip: Take 1 minute to verify your ORN at Dubai Land Department portal before entering. Wrong ORN wastes hours on rejected Ejari submissions.


Step 2: Create Your First Deal (5 min)

Scenario: New lease for 1-bedroom apartment in Dubai Marina.

Action:

  1. Click New Deal from dashboard
  2. Fill essential fields:

Property Details:

  • Building: Marina Heights Tower
  • Unit: 1205
  • DEWA Premise Number: 1234567890 (10 digits from DEWA bill)
  • Annual Rent: AED 95,000

Tenant Info:

  • Full Name: Omar Mohammed Khalid (as per Emirates ID)
  • Emirates ID: 784-2025-1234567-8
  • Mobile: +971 50 123 4567
  • Email: ahmed.m@email.com

Landlord Info:

  • Owner: Emaar Properties PJSC
  • Emirates ID: 784-2020-9876543-2

Step 3: Upload Documents with AI (4 min)

  2. Upload tenant Emirates ID
  3. Toggle "AI Extract" ON before upload
  4. System auto-fills: Name, ID number, nationality, DOB, expiry date
  5. Review and confirm

Common Issues:

  • Blurry scan โ†’ AI accuracy drops to 60%
  • Black & white copy โ†’ Ejari will reject, re-scan in color
  • Expired ID โ†’ Flag immediately, request updated copy

Step 4: Track Ejari Readiness (2 min)

Ejari Score Explained:

  • 100/100 (Green) โ†’ Ready to submit
  • 70-99 (Yellow) โ†’ Minor issues, fixable
  • Below 70 (Red) โ†’ Major blockers present

What Blocks Submission:

  • Missing tenant visa (30 points)
  • Missing title deed (25 points)
  • Invalid DEWA number (20 points)
  • Unsigned contract (25 points)

Action:

  1. Click Ejari tab in deal
  2. Review red indicators
  3. Click each indicator to see what's needed
  4. Fix blockers โ†’ Score updates in real-time

Step 5: Next Actions (1 min)

Now that your first deal is set up:

  1. Set Payment Reminders:

    • Go to Payments tab
    • Create payment schedule (4 cheques)
    • Enable auto-reminders (3 days before due)
  2. Invite Team:

    • Add 1-2 key team members
    • Assign them to deals
    • Track who's handling what
  3. Submit Ejari:

    • Once score hits 100/100
    • Download submission package
    • Visit authorized typing center
