Two different lists get mixed up: what the registration authority asks for, and what an agency or landlord collects before agreeing the tenancy. Keep them apart — the second is your own practice, not the authority's rule.
What Dubai Land Department asks for (Ejari)
DLD's lists differ by role and by channel; check the current list before you file: Register / Renew Tenancy Contract.

A residence visa is not on DLD's list. Landlords often ask for one when the contract is agreed — and UAE and GCC citizens do not have a UAE visa at all. Other emirates publish their own requirements.
What agencies usually collect
Practice varies; typical items are:
- Individual tenant — Emirates ID, passport, residence visa where the tenant has one, and the signed tenancy contract.
- Company tenant — trade licence and the signatory's identification.
- Owner — title deed and identification; a power of attorney if someone acts for the owner.
- Property (Dubai) — the 9-digit DEWA premise number.

How TenancyDesk keeps documents
- Upload — PDF, Word (.docx) or an image (JPEG, PNG, GIF, WebP): up to 50 MB for a document, 10 MB for an image. Clients can upload their own through their portals.
- Each document is a record — its type, the party it belongs to, who can see it, its expiry date, and who verified or rejected it and why.
- Verify or Reject — your team reviews each upload; a rejection carries its reason.
- AI extraction is a choice, not automatic — for an Emirates ID, passport, visa, title deed or tenancy contract, press Extract with AI, review and correct the fields, then Apply. Uploading alone extracts nothing.
- Expiry — a document is flagged Expiring within 30 days of its expiry date and Expired after it. Before it expires, your team is reminded and the person it belongs to is asked for a renewed copy. An expired Emirates ID or trade licence means that party's identification is no longer complete.
- Registration readiness — on Dubai and Abu Dhabi deals, the Ejari or Tawtheeq tab lists the documents still missing for registration.
